Amanda Giles, New Homes Director at Move Reports, explains how a final 24-hour check of search results helps to produce trustworthy reports
Solicitors and new homes developers often ask why we commit to a 24-hour turnaround on local searches when some competitors claim to deliver in just one hour.
The reason is simple – it’s a question of accuracy.
We have the local searches prepared for each plot on a development and could very easily immediately hit send when an order is made – but we believe it’s right to complete final checks to ensure the information we are providing is completely correct at the time of request.
This final piece of due diligence, carried out by our vastly-experienced team of property professionals, can take up to 24 hours – but it’s well worth the wait.
Local searches are a snapshot of where that particular development and individual plot was at a moment in time. We are continuously updating our data as a development progresses, but we want to ensure the information we are providing is as current as it can possibly be.
A range of changes can affect local searches – there may have been updates to enforcement and contravention notices or house types could have been substituted. Alternatively, agreements such as Section 38 for roads may have changed from pending to signed and registered.
This accuracy as a result of our final checks is absolutely vital for law firms as incorrect data could affect their reputation or even lead to claims. Law firms will give their clients advice based on the information they are given. If that information is not 100% correct, it is the law firm who could face retrospective action if something goes wrong.
We live in a world of the instant, but sometimes it pays to take just that little bit longer to ensure precision.
Move Reports has been in the business of local searches for more than 20 years and we pride ourselves on providing the very best product to hundreds of developers and solicitors.
